REPORT ON THE FIRST 9 MONTHS OF 2009

 

The following is my Update Report on the Market for the First Three Quarters. Sanibel Island residential sales are continuing to experience some correction, with the average sales price now being the lowest since prior to 2005. Number of sales for 2009 is hanging on, with 111 closed and 20 under contract.

 

Captiva is holding fairly strong overall. They are a smaller market, and have seemingly not been as buffeted about as has the Sanibel market by the economic challenges we are experiencing.

 

The two markets which are having the greatest difficulty with recovery are Sanibel condos and Sanibel vacant land. The number of units closed and under contract is low in both cases and the number of days on the market is very high (625 for Sanibel lots).  

 

Island properties are experiencing some short sales and foreclosures. Banks can be very slow to move along the short sale process, so often frustration ensues.
